Business Lease Renewals

A tenant of business premises is usually protected by the provisions of the Landlord and Tenant Act 1954 and has the right to require the landlord to offer a new tenancy when the current one has expired.

If the landlord is unable to offer a new tenancy due to the fact that the site is to be redeveloped he must pay compensation to the tenant.

Many leases are not protected by the Act as they will have been granted, following an order of the court by agreement between landlord and tenant providing that this right is to be given up.

Recent changes to the legislation make it easier to grant a tenancy or lease that will not have the protection of the Act and have also streamlined the procedure applying to lease renewals.
